I live at Th e Flats because it has everything my friends and I want. Th e bedrooms are big, there’s tons of light, and I can walk across the street to campus. Our apartment’s layout makes sense and the furniture goes with everything. Plus, I feel safe here.

The Flats on Main and Osage

The Flats on Main and Osage is a new student housing development that offers three- and four-bedroom apartments to students of Illinois State University. Rent includes all utilities, as well as cable and internet and two parking spots per unit (there are a limited number of indoor heated spots). Now, for the 2012-13 school year, The Flats is offering 10-month leases to students.

Located at the intersection of Main and Osage streets, The Flats is across the street from the ISU campus, only minutes from the Student Fitness Center and the Business School. Students can travel to pretty much any place on campus within a 10 to 15 minute walk. The Flats is a new construction building developed by Tartan Realty Group, Inc. and is being completed in two phases: the first opened to students in August 2011 and the second will open in August 2012. The property is designed to meet the energy saving standards of the U.S. Green Building Council and, as such, meets advanced code requirements like earthquake engineering to sustain seismic damage. Advanced security features include video surveillance throughout the property and building and a video-enriched intercom system for residents to control who enters the building. Finally, in addition to electronic keys to the apartments themselves, each bedroom is individually locked. The Flats was designed to bring the most up-to-date amenities to students. Common areas include study lounges with fireplaces, an exercise room, and a recreation center with pool table. We offer indoor bicycle storage as well. There is a Meatheads and Chipotle on the first floor of the building.

Tartan Realty Group

The Flats at Main and Osage is owned by Tartan Realty Group, Inc.. Tartan is a Chicago-based real estate development and brokerage firm. The company’s CampusTown division focuses on bringing amenities to university-based towns, including Normal. Other developments in the area include Potbelly Sandwich Works and Noodles & Co. across the street from The Flats. Tartan also owns and operates The Flats on Kirkwood across the street from the Indiana University in Bloomington, Indiana.

Tartan employs a “build and hold” approach to development. It is the principal investor in its projects and is committed to their long-term success. This results in better-quality design and construction and a sincere interest in creating environments that enhance their surroundings.

Sami Property Management

The Flats is managed and leased by SAMI, a top student housing management company in Normal. SAMI is attuned to the changing needs of students and is at the forefront of offering tenants the services they need. SAMI currently owns or manages approximately 1,000 apartments around the ISU and Heartland campuses. It has a full service maintenance company to supports its management efforts, as well as a network management company to handle all broadband networks.

SAMI prides itself on being a regional leader in offering students the services and amenities they require. It was the first property management company in the Normal-Bloomington area to introduce the all-inclusive “one-check-plan” where students can make one payment that includes all utilities, cable, and internet.

Are 10-month leases available?

Yes, but only for the 2012-2013 school year! Due to construction, 10-month leases are available for all new residents at The Flats. Plan on spending your summer in Normal? Live for free.

Are the units furnished?

Yes, residents receive a furniture package that includes:

Full-sized washer and dryer

All furniture must stay in the unit, although residents may move furniture within the apartment. Amenities are subject to change.

The Flats are managed by SAMI Property Management, which responds to all maintenance requests. Residents can call SAMI directly at 309 888 4600 or login to SAMI’s tenant center [http://sami.com/property-management/] to manage accounts, maintenance, and more.

How close is the property to campus?

The Flats are located at Main and Osage streets, across from campus and two blocks from the Student Fitness Center.
